    Description

    Responsibilities:

    Asset Sales and Marketing

  • Overseeing the sale of the Company's asset stock
    to maximize profitability and achieve the best prices available in the
    market.
  • Liaising with the CEO and CFO to agree minimum
    sale prices for each asset, having considered capital gains and value
    added taxes, agency fee and other charges to be paid from the total
    purchase considerations received from buyers.
  • Engaging appropriate agents and brokers to assist
    with asset sales and being the internal point of contact for sales
    negotiations and issuance of offer letters.
  • Liaising with the Company Secretary to review
    sales offer letter terms required to protect the Company or its clients
    against potential litigation, payment defaults and ensure ease of
    regaining possession of the Properties where necessary.
  • Developing and ensuring strict adherence to sales
    policies by all stakeholders.
  • Maintaining an up-to-date asset sales tracker with details of assets
    sold, sale prices, buyer names,

    Leasing:

  • Negotiating new leases and renewals on behalf of
    the company or its clients, to maximize yield.
  • Maintaining up-to-date schedules of tenancies,
    leases, licenses, services, details of rent review dates, periods and
    dates of notices required to be given, termination dates of tenancies and
    licenses, and other dates material to each tenancy.
  • Tracking critical dates to ensure all
    leases/tenancies are renewed before expiry on favorable terms; and
    providing monthly updates for critical dates to the CEO.
  • Building relationships with tenants to ensure
    rents are paid on time, long term tenancy retention with appropriate
    annual escalations to improve yield year on year.
  • Developing leasing policies, and leasing terms
    required to protect the Company or its clients against potential
    litigation, payment defaults and ensure ease of regaining possession of
    the Properties where necessary.


    General:

  • Building relationships with agents and other professional brokers to assist with the identification of suitable creditworthy tenants or buyers for the vacant units/spaces within the portfolio, for a pre-agreed fee.
  • Tracking all sales, marketing and leasing income received for the Properties, reconciling payment records with the Finance team, and providing a weekly inflow report to the CEO.
  • Advising EXCO on capital expenditure that may be necessary to maintain the Properties, including the refurbishment and/or improvements to the Properties, ensuring that such expenditure, is within the Budget for the year and in line with the Company's sales or Marketing strategy.
  • Maintaining proper and accurate records of all customer files including sale or leasing agreements, payment receipts, demand notices, client correspondences and other such documents relating to the Properties.
  • Keeping abreast of the real estate market and trends and advising the Company on opportunities for sales generation, cost reduction, efficiency, or optimization strategies
